Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

We offer lease terms between 6 and 15 months. For a short-term lease of 6-7 months, there is an additional $250 short-term lease fee.

Yes, a security deposit is required. The amount of the security deposit can vary and will be outlined in your Welcome Home Letter after your application is approved. The security deposit is refundable, provided there are no damages to the apartment beyond normal wear and tear, and all lease terms are met.

Yes, there is a non-refundable $21 application processing fee required for each applicant who is 18 or older. You will also be responsible for a $150 per month convenience fee which includes your internet. 

The utilities included in the rent are internet and water. You will be responsible for paying electric and gas. 

Rent is due on the first of each month and can be paid using the online resident portal or through the Thompson Thrift resident mobile app. We accept credit and/or ACH payments. WIPS payments may also be accommodated. Please note that we do not accept checks or full lease payments up front. Late fees are charged on the 6th of the month at $50 and $5 for every late day after that. 

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.  

Policies and Rules

Yes, renters insurance is required, we recommend EPremium.

Persons not listed on the lease must not stay in the apartment for more than consecutive days without our prior written consent, and no more than twice that many days in any one month. If the previous space isn’t filled in, two days per month is the limit. Upon Owner’s request, the Resident shall provide in writing the name, phone number, and a copy of the photo ID, of any unauthorized occupant who has occupied the premises for more than seven days in the Owner’s reasonable judgment.

Yes, pets are allowed! Each apartment may have up to two pets. There are no breed or weight restrictions, but no aggressive animals are permitted. There is a one-time pet deposit of $300 and a monthly pet rent of $35. 

Your lease agreement requires a written 60-day advance notice.

If you wish to terminate your lease early, you must pay a fee equal to one months rent. 

Amenities and Services

We offer a variety of included amenities for our residents: 24/7 fitness center, swimming pool, BBQ/picnic area, firepits, door to door trash pickup, ping pong table, pickleball courts, dog park, lounge areas, and a spa/hot tub. Additionally, we offer unattached garages available for rent at $175 a month for storage and parking. 

We provide open surface parking spaces for residents and guests on a first come first serve basis. 

Emergency maintenance is available 24/7, non-emergency is taken care of within 24-48 hours.

Yes, we offer unattached EV charging garage spaces for $275 a month.

You must fill out a reasonable accommodation form. 

While we do not offer any pre- furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. Our units come fully equipped including washer/dryer, stainless steel appliances, dishwasher, microwave, refrigerator, ice maker, and freezer.
